Showing your property

Your rental property should be in move-in condition when the property is shown, with all repairs, painting and cleaning completed ahead of time. If you're showing a room in a flat, get all of your flatmates to pitch in and give the whole house a good scrubbing up before people come to take a look at the room.

Start by giving a general tour of the property, pointing out unique or desirable features as you go. Then let people have a wander on their own at their own pace. Give them a bit of privacy so they don't feel pressured or rushed, but let them know you're available to answer any questions they may have.

If you're advertising a room in a flat, you should interview potential flatmates after they've had a chance to look at the property.

Have application forms (and spare pens) on hands for people who express an interest in the property. Let them know where they should send the completed application and let them know when they can expect to hear your decision.
