Asking prices rocket in 13 suburbs - here’s why
The 13 suburbs across the motu showing a six-figure jump in average asking price in the past year.

While the national property market has remained fairly flat, 13 suburbs across the motu are bucking the trend, showing a six-figure jump in average asking price in the past year.
According to Trade Me's latest property data, 10 of these suburbs are in Auckland, with one each in the Coromandel, Christchurch and New Plymouth.
“It's interesting to see these suburbs showing some serious price growth while the national average has remained pretty steady,” said Trade Me Property spokeswoman Casey Wylde. “It shows that even in a more subdued market, properties in certain areas are still in hot demand and Kiwis are prepared to pay for them.”
The suburb that saw the largest average asking price increase was Long Bay, on Auckland’s North Shore. The average asking price there rose by $426,450 to $1,868,950 in July - up almost 30% year-on-year.

“It's all down to the community,” said Long Bay real estate agent Dean Nieper of Key2.
”People like the idea of new housing, new community, the beach, the amenities, good schools. The North Shore just commands a nice, high price tag, and it seems to be a really popular place to be.“
Another agent we spoke to said you get a lot more open space for your dollar in Long Bay than you do closer to the CBD. You get the semi-rural lifestyle, but still have all the facilities of town. “You don’t need a water tank.”
Papakura has had the largest population growth of any of Auckland’s 21 local board areas.
Drury, in Papakura, had the largest rise, up $331,150 to $874,400, a whopping 61 per cent. However, one agent put this down to the kinds of properties coming to the market - for example sections that could be developed, or that had “mature” privately installed infrastructure.
Other suburbs in Auckland with more reasonable asking price increases included Devonport (up 21.6%), Epsom (10.7%), Forrest Hill (14%), Riverhead (8.2%), Mt Eden (9.7%), Meadowbank (14.2%), Sandringham (11.2%) and Westgate (16.2%).

Outside Auckland, Whangamatā, in the Coromandel, saw the average asking price rise $213,900 to $1,280,100 - up 20.1%; Ilam, in Christchurch had a $160,600 price hike to $863,800 - up 22.8%; and Waitara, in New Plymouth, was up $133,950 to $605,250 - up 28.4%.
Trade Me’s spokeswoman thought a range of factors made these areas attractive to buyers.
“What we're often seeing is that suburbs offering a great lifestyle, good local amenities, or better affordability compared to their inner-city neighbours are becoming hotspots,” said Wylde.
“Buyers are always looking for value, and it looks like they're finding it in these spots.”
